One of the main advantages of concrete is how little it demands from you. A properly installed patio needs very little maintenance to stay functional and looking great for decades.
Regular Cleaning
For day-to-day maintenance, a garden hose and stiff brush handle most surface dirt. For a thorough clean — especially before re-sealing — a pressure washer at 1,500-3,000 PSI does an excellent job. A diluted vinegar solution handles most organic stains; a degreaser works for oil spots.
Sealing Every 2-3 Years
This is the single most impactful thing you can do for your patio's longevity. A quality sealer protects against moisture, UV fading, staining, and freeze-thaw cycles. In Western Arkansas, every 2-3 years is a reasonable target. Signs it's time: water no longer beads on the surface, or color looks dull and faded.
Addressing Cracks Early
Small cracks — hairline to 1/8 inch — are normal as concrete ages. Left alone, water gets in, freezes, and widens them. Address minor cracks with a polyurethane or epoxy-based concrete crack filler. Cracks wider than 1/4 inch warrant a professional assessment.
Winter and Seasonal Care
Avoid rock salt (sodium chloride) on your patio — it accelerates surface deterioration. Use sand for traction, or choose a de-icer labeled safe for concrete. Elevate potted plants with feet to improve airflow and prevent moisture staining.
With these basics, your concrete patio should look great for 25-40 years. Questions about a specific issue? Call or text (479) 551-1642.
