Concrete Sealer Types: Penetrating vs. Film-Forming

Walk into any hardware store and you'll find a wall of concrete sealer products. The most important distinction isn't brand — it's penetrating vs. film-forming. Here's what each type does and when to use them.

Penetrating Sealers

Penetrating sealers (also called impregnating sealers) contain silane, siloxane, or silicate compounds that soak into the concrete's pores and react chemically to repel water and contaminants from within. They don't change the surface appearance — the concrete looks essentially the same — but they dramatically reduce water penetration. They last longer than topical sealers (5–10 years vs. 2–3), are not slippery, and don't peel or yellow. Best for: natural-looking driveways, exposed aggregate, any surface where appearance change is unwanted.

Film-Forming Sealers (Topical Sealers)

Film-forming sealers — acrylic, epoxy, or polyurethane-based — sit on top of the concrete surface and form a physical barrier. They add gloss or sheen (matte versions are available), enhance color, and provide a visible protective film. They're popular on stamped and decorative concrete where color enhancement is desired. The tradeoffs: they wear and peel over time, can be slippery when wet (especially glossy versions), and need reapplication every 1–3 years. Best for: stamped concrete, colored concrete, any decorative surface where color enhancement is wanted.

Which Should You Use?

For most plain or broom-finished driveways in Western Arkansas: a penetrating silane/siloxane sealer is the practical choice — long-lasting, appearance-neutral, non-slip, and applied easily with a pump sprayer. For stamped or colored patios: a water-based acrylic topical sealer protects the decorative finish and enhances color while being re-coat friendly.
